Purpose/Summary

GENERAL SUMMARY

The Facilities Manager reports to the Director of Facilities and Construction Management. This position manages facilities at all CCD campus locations, including Auraria, Lowry, and the Advanced Manufacturing Center (AMC). The Facilities Manager supervises facilities personnel, and assists the Director in the advising, operation, and maintenance of college’s operating systems. The Facilities Manager assists with the planning, management, and inspection of construction projects as assigned, and conducts quality assurance inspections of services provided by vendors, and make corrections when not in compliance. This position records, tracks, and controls inventory of all non-real property at the college and is responsible for the annual hazardous material inventory and disposal. All of these duties will require professional communications with customers, contractors and vendors.

Duties and Responsibilities

Custodial Vendor Oversight

Assist in the oversight of CCD’s contracted cleaning staff in facilities on the Auraria, Lowry and AMC campuses.  This includes performing routine inspections of their work, coordination of conference room and college function activities and managing custodial supply inventories at both sites. This position will also be responsible for the supervision, performance reviews, and payroll functions of the remaining CCD custodial staff.

 

Mechanical (HVAC) Operations and Maintenance 

Provide college wide support to the controlled and preventative maintenance of the building’s mechanical, electrical, and plumbing systems including HVAC, hydronic, refrigeration, chillers, boilers, compressed air lab vacuum systems, electrical systems, emergency generators, lighting, and other physical plant systems.

 Construction Project Support

Assist in the planning, design, management, and inspection of construction projects to assure that they comply with developed quality (plans and specifications), budget, and schedule.

 Vendor Quality Assurance 

Meet with vendors to obtain quotes for service agreement. Once service agreements are entered into this position is responsible for performing quality assurance inspections on the performance of service providers according to service contracts entered into by CCD. If any issues are discovered, coordinate work with the appropriate vendor(s) to address. When invoices are received for said work, confirm work has been completed satisfactorily and charges are appropriate.

 

Facility Work Orders

Respond to facility work orders and concern calls.  Either address the concern personally or contact the appropriate vendor to address/repair.  Complete all follow up with staff.

        

Fleet Pool Management and Inventory Control

Assures that all motor vehicles operated by the college are maintained for operational efficiency and safety. It is also the responsibility of this position to assure that the college is in compliance with the policies of the State Fleet Management. Record, track and control inventory of all building and grounds equipment parts and supplies. Maintains the fixed assets inventory as required by the state of Colorado.

 

Fire Safety and Security Inspections

Provide adequate fire protection by inspection of water and chemical fire extinguishers, all exits for proper operation/egress, exit signs and emergency lighting.  Performs routine check of fire system. Inspects AED.  Is on a “call back” status for fire/security alarms on a 24/7 basis.   Will respond to after-hours emergencies as required.  Maintains all necessary records, SDS and life safety records.

 Hazardous Waste Control and Disposal

Assure that the hazardous waste that is produced by the college is controlled and disposed of according to federal and state laws and regulations.

Other work as assigned.

 

Qualifications

 

MINIMUM QUALIFICATIONS: 

 

Education:  (required/minimum)

 

Must have an associate degree in construction, maintenance, engineering, HVAC/R, Industrial Control & Instrumentation Technology, Building Technologies, Industrial Controls and Automation, Controls Technology, Energy Management, Sustainability, Green Building, or similar.

OR

Have the ability to obtain an associate degree within the first three years of hire. Please note, CCD offers tuition reimbursement for classes taken as part of its benefits package. The current rate is outlined by CCCS and does not include fees or other sources of funding.

 

Licensure/Certification: (required/minimum)

 

  • HVAC Certification: 

There are four paths to meet the minimum qualification in HVAC:

  1. Completed a HVAC associate degree from an accredited college or university.
  2. Completed an industry accredited HVAC program recognized by PHARA and have passed all three Industry Competency Exams (ICE).
  3. Successfully passed the NATE CORE exam and one specialty exam.
  4. Successfully passed the HVAC Excellence, Employment Ready and one Professional Technician exam.
  5. Must possess and maintain a valid Colorado driver's license.
  6. Must complete the Colorado Department of Health and Environment hazardous waste regulations training within one year of being hired.

 Knowledge/Skills/Abilities: (required/minimum)

 •   Knowledge of the repair, maintenance, and operation of buildings and/or electrical systems.

•   Knowledge of machines and tools, including their designs, uses, repair, and maintenance.

•   Ability to identify problems, determine accuracy and relevance of information and use sound judgment to generate and evaluate alternatives and to make recommendations.

•   Strong customer service skills.

•   Ability to plan, assign, delegate, and supervise the work of others.

•   Ability to respond calmly and quickly in emergencies.

•   Ability to communicate effectively in both oral and written form as appropriate for the needs of the audience.

•   Commitment to creating an inclusive learning and work environment and demonstrated ability to work effectively with students, families, faculty, and staff of diverse backgrounds.

•   Proficiency in Microsoft Office software.

•   Strong organizational skills.

•   Ability to work a flexible schedule and be available after hours for building emergencies.

•   Ability to coordinate and negotiate.

 

Physical Demands:

•   Ability to walk distances across campus.

•   Ability to operate computers, tools, and controls.

•   Ability to climb and work from ladders.

•   Ability to operate machinery and vehicles.

•   Ability to move, lift, and position equipment, up to 50 lbs.
